R.K. Barnes and Associates, Incorporated, established in early 1999, is a leading provider of diversified real estate appraisal and consulting services. The company was created to address a critical need in the Middle Tennessee market for dependable and timely commercial property appraisal and consulting. Today, R.K. Barnes & Associates, Inc. stands as Nashville’s largest commercial real estate appraisal firm, boasting a team of 10 commercial appraisers, including four MAI-certified professionals.

Over the past ten years the firm has expanded from one appraiser to 10 staff appraisers as well as administrative support and market research personnel. R.K. Barnes & Associates, Inc. (& RKB Realty Advisors, Inc.) utilizes the latest in technology including digitized pictures, mapping software and tax assessor information. Our firm utilizes the latest version of Valcre Report Writing Software, Rockport Val Financial Software for discounted cash flow models and custom built Excel spreadsheets for additional analytical techniques.

The principal, Robert K. Barnes, has 38+ years of diversified real estate experience which includes: real estate appraisal, real estate development, investment sales, tenant representation and mortgage banking. During that time, he obtained the prestigious MAI designation awarded by the Appraisal Institute and the CCIM designation awarded by the Commercial Investment Real Estate Institute.

In our first year of business, R.K. Barnes & Associates, Inc., provided real estate appraisal and consulting services for commercial properties in excess of $100-million and that number has grown to over $35-billion in commercial real estate projects. Projects included properties such as: retail (neighborhood strip centers, power centers, regional malls and single tenant buildings; both existing and proposed), industrial (both single and multi‑tenant), office (both single and multi‑tenant), multi‑family properties (ranging from duplexes to a 990 unit complex which included a golf course and commercial property), rural properties such as agricultural estates and proposed single family developments, mixed‑use land developments ‑ existing and proposed (including single family and mixed‑use developments), hotels, and special purpose properties such as schools and churches. In addition, we have completed medical related projects including hospitals, surgical centers as well as outpatient treatment centers and general medical office. Appraisals have been utilized for mortgage loans, bankruptcy, foreclosure, feasibility analyses and corporate management decisions regarding real estate portfolio management, acquisitions and depositions as well as litigation and tax appeal purposes. 

The company’s geographic focus has been primarily in Middle Tennessee; however, we have completed assignments in Memphis, Chattanooga, Knoxville and throughout the state of Tennessee as well as Alabama, Arkansas, Florida, Georgia, Illinois, Indiana, Kentucky, Louisiana, Mississippi, Ohio, Texas, Utah, Virginia, North and South Carolina.
